If you are still considering submitting an offer that says we'll allow the seller to stay after the closing or that you are flexible on the closing date, then let the lawyer puzzle out what that means in terms of purchase and sale. Make sure you understand the ramifications, obligations, and risks that go along with that, and one thing I will offer to new professionals out there the more terms in that "use and occupancy" that you can hammer out ahead of time and have a meeting of the minds between buyer and seller from the beginning, the smoother the transaction will go.
